Job Overview: The Digital Marketing Specialist at Park Square Homes owns the entire digital footprint centrally across all brands — paid media, SEO, brand-level social platforms, email/drip campaigns, and performance analytics. Reporting directly to the VP of Marketing, this role is responsible for setting paid digital strategy, managing vendor relationships and budgets, directing the Digital Specialist’s day-to-day campaign execution, and delivering deep, data-driven performance analysis directly to the VP. All executive communication flows through the VP of Marketing — this individual’s primary communication responsibility is a strong, analytical relationship with their direct report. This is a true ownership role for a deeply data-focused, hands-on digital marketer who lives in the numbers, understands the full funnel, and can prove ROI across every channel.

Key Responsibilities:

Paid Media & Performance Marketing

  • Own and manage paid media strategy and execution across all digital channels and Park Square Homes brands, including Google Ads and Meta Ads, ensuring every campaign is optimized for cost-per-lead, cost-per-acquisition, and conversion rate.
  • Set paid media budgets by channel and brand; submit all expenses and purchase orders to the VP of Marketing for approval.
  • Monitor, analyze, and own performance reporting and attribution across all digital channels — delivering deep, data-driven insights directly to the VP of Marketing on a regular cadence.
  • Deliver detailed digital performance analysis and strategic data recommendations directly to the VP of Marketing — including how PSH’s digital approach should evolve across industry/professional channels versus consumer social and paid channels. The VP of Marketing owns all upward and executive communication from there.
  • Identify and evaluate emerging digital channels, tools, and AI-powered marketing technologies to keep PSH at the leading edge of digital performance.

SEO, Social & Email/Drip Strategy

  • Direct and oversee SEO strategy across all PSH brands, ensuring content, technical SEO, and local search performance are consistently optimized.
  • Set paid media, SEO, brand-level social, and email/drip strategy across every PSH brand and direct the Digital Specialist’s day-to-day execution of those strategies.
  • Own brand-level social media strategy, ensuring content positioning, community engagement, and paid social campaigns are aligned with each brand’s identity and audience.
  • Oversee email and drip campaign strategy for all brands, including list segmentation, automation workflows, deliverability, and performance optimization.

Team Leadership & Digital Specialist Direction

  • Direct the Digital Specialist’s day-to-day campaign execution across all brands, providing clear priorities, creative direction, and performance feedback.
  • Serve as the strategic lead for the digital marketing function, building and maintaining systems, workflows, and reporting infrastructure that scale as the team and business grow.
  • Apply VP-level guidance on how PSH’s digital approach should differ across B2B/commercial audiences (e.g., broker, Realtor, industry partners) and consumer channels (e.g., homebuyer social and paid ads) — including longer nurture cycles where applicable.
  • Coach and develop digital marketing capability within the team, sharing best practices in platform management, analytics interpretation, and campaign optimization.

Vendor & Budget Management

  • Own all digital vendor relationships — including ad platforms, agencies, and any remaining third-party partners — managing performance expectations, contract terms, and day-to-day communication.
  • Evaluate vendor performance against KPIs and make recommendations to the VP of Marketing on retaining, replacing, or consolidating vendor relationships.
  • Maintain organized and accurate records of all digital marketing spend across brands, ensuring budget tracking is current and accessible for the VP of Marketing at any time.

Analytics, Reporting & AI Integration

  • Build, maintain, and continuously improve performance dashboards using GA4, Google Ads, Meta Ads Manager, and SEO platforms — delivering rigorous, data-rich reporting directly to the VP of Marketing that drives clear strategic decisions.
  • Leverage AI tools and automation to improve campaign efficiency, audience targeting, content personalization, and reporting accuracy across all digital channels.
  • Identify opportunities to reduce manual workload through AI-assisted workflows and recommend technology investments that improve the digital marketing team's speed and output quality.

Qualifications:

  • Minimum of 5 years of experience in digital marketing, with at least 2 years in a management or lead role overseeing paid media, SEO, and digital strategy.
  • Deep, hands-on knowledge of Google Ads, Meta Ads Manager, GA4, and SEO — this is a platform-fluent role, not a strategic-only position.
  • Demonstrated understanding of AI tools and their application in digital marketing — including AI-assisted campaign optimization, content generation, and performance analysis.
  • Exceptional analytical skills with a proven ability to build sophisticated performance dashboards, dissect data across multiple platforms, and deliver clear, detailed insights directly to the VP of Marketing.
  • Experience managing digital vendor relationships, ad platform budgets, and PO/expense approval processes.
  • Comfortable applying different digital strategies across B2B/commercial audiences and consumer-facing channels, understanding the meaningful differences in nurture cycles, messaging, and platform selection.
  • Experience in a people-management or team-direction capacity; comfortable leading a direct report and building collaborative workflows.

Nice to Haves

  • Google Ads certification and Meta certification are a plus but not required — deep platform fluency and demonstrated results matter more than credentials.
  • Portfolio or work samples demonstrating both strategic thinking and hands-on execution across paid, SEO, social, and email channels required.
  • Background in homebuilding, real estate, or a related industry preferred but not required.

Skills & Competencies

  • Mastery of paid digital channels — Google Ads and Meta Ads in particular — with the ability to build, manage, optimize, and report on campaigns independently and at a high level of sophistication.
  • Strong strategic thinking combined with a bias toward hands-on execution — this role requires someone equally comfortable setting the digital roadmap and doing the work to move it forward.
  • Deep data fluency: the ability to interpret complex performance data across multiple platforms simultaneously, identify exactly what is driving or hurting results, and deliver thorough, well-supported analysis directly to the VP of Marketing — not summaries, but the actual numbers and what they mean.
  • AI fluency — a genuine working knowledge of how AI tools are reshaping digital marketing, and the ability to apply them practically to improve campaign performance, audience targeting, and team efficiency.
  • Clear, precise communication with the VP of Marketing — this role does not interface with executives beyond the VP; the ability to deliver thorough, data-driven reporting and strategic analysis directly and effectively to one key decision-maker is what matters.
  • Proven budget management and vendor oversight capabilities, with the organizational discipline to track spend accurately and manage multiple external relationships simultaneously.
  • Team leadership presence — the ability to provide clear direction, constructive feedback, and strategic guidance to the Digital Specialist while fostering a high-performance, collaborative team environment.
  • Self-motivated, organized, and highly accountable — someone who takes full ownership of the digital marketing function and proactively identifies opportunities to improve performance without being asked.

Physical Requirements:

  • Frequent use of a computer, monitors, and standard office equipment for extended periods of campaign management, reporting, and analysis.
  • Ability to sit and work at a desk for extended periods while managing multiple digital platforms simultaneously.
  • Occasional travel between Park Square Homes office locations and community sites as needed.
  • Must maintain regular, reliable, and punctual attendance to support campaign deadlines, VP reporting cycles, and team direction responsibilities.
